Fulfilling her grandmother's final request, Karin (Philips) drives out to the old family estate in order to clear out the property. Her boyfriend, Jeff (Batinkoff) accompanies her. Upon arrival, the pair meet the mysterious Pierce (Sizemore), who tends the horses and who is somehow involved in the dark secrets the house teems with, refusing to die without taking its inhabitants with them.
